Ryan Seacrest has splashed out $36 million on a new home in Bel-Air and a source exclusively tells Closer he can’t wait to entertain his famous neighbors there as he looks to get his groove back and find a new leading lady in 2025.

“Ryan is known to be a very social guy, he loves to throw parties, and this new mansion is a perfect spot for him to entertain,” the insider says. “He’s going to want to make friends in the neighborhood so the plan is to throw a housewarming party as soon as he gets settled and invite all the locals, which will mean a very A-list crowd.”

The source includes Jennifer Aniston and Jennifer Lopez as part of that crowd as both women “live nearby,” as well as Beyoncé and Jay-Z and Adele.

“Ryan isn’t specifically hosting with the goal of meeting his next girlfriend but knowing him, there will be plenty of eligible beauties on the guest list. His friends are all on the lookout for women that he can date, they know his type and will no doubt invite plenty of women for him to choose from,” the insider continues. “Ryan would love to date someone high profile, like J. Lo or even Jennifer Aniston, but he would never be aggressive about it. He will make an effort to get to know them now that he’s in the neighborhood but he’s not going to make it uncomfortable or come off desperate.”

However, the source explains that the Wheel of Fortune host, 50, is “certainly looking forward to mixing in the same circles” as the aforementioned celebs. Plus, they add that “a lot of people in his life are hoping that he’ll finally stop working so hard and put some focus on his love life. His mom for one would love to see him settle down and start a family.”

Ryan previously dated model Aubrey Paige. They were first linked together after being spotted celebrating Memorial Day in the Hamptons in May 2021. Even though the former couple opted to keep their relationship out of the public eye for the most part, Aubrey, 26, and the American Idol host would occasionally give their fans glimpses of their time together via their personal social media pages.

However, three years later, their relationship fizzled out and they called it quits.

“After three beautiful years together, Ryan and Aubrey have mutually decided to part ways,” a representative for Ryan told People in April 2024. “They plan to stay in each other’s lives as good friends and support one another’s endeavors.”

Less than a year after his split from Aubrey, Ryan purchased the ultimate bachelor pad in November 2024. He nabbed the 11,000 square foot mansion, which included seven bedrooms and is located in Bel-Air, for $36 million, according to the Wall Street Journal, per the Daily Mail. The property features a swimming pool, a pool house, a courtyard that’s home to several olive trees and a garage that’s large enough to hold around five or six vehicles.
